AIRPORT PROPERTY  Leasehold Interest in a 3.0 ± acre facility on the grounds of the Gainesville Alachua County Regional Airport that includes 2 structures; 50,000 ± sq. ft. of paved aircraft ramp/apron; paved parking lot, and security fencing. The land lease is $3,280.02 a month. The long term lease with the airport ends on February 25, 2038. The hangar facility cannot be an FBO.  The property includes a 16,000 ± sq. ft. main office/hangar with 4,000 ± sq. ft. of office  space/kitchen/restrooms. The 14,000 ± sq. ft. maintenance hangar has 2,000 ± sq. ft. of office space.  Note: The property currently has a tenant in place with a rental income of $11,500 a month. The month-to-month lease can be viewed online. As the subject is within the airport it is exempt from real estate taxes, however the tenant is responsible for business and personal property taxes. The Airport Authority and FAA must approve the assignment of the lease. The FAA will require that the lease be assigned to an aeronautical entity.
